Maintenance & Aftercare

The best repair is the one made before it breaks. A greenhouse is a production building in constant use, and the real test comes after handover. Your own eyes and hands are the most alert day to day; the judgment that touches structure, electricity and safety belongs with professionals. We divide the two clearly, so maintenance stays routine rather than becoming an emergency.

What You Can Do Yourself

  • Daily walk-through — use your eyes, ears and nose to spot anything different from normal: odd sounds, smells, vent positions, drips.
  • Clean & tighten — clear ground drains and outlets, wipe down wall film and glazing, re-tighten loose clips and film locks.
  • Swap consumables — replace water filters and nozzles, and patch small tears in film; all stockable standard parts.
  • Stop & report — on any anomaly, stop and isolate, then photograph and log the data for us to assess.

What Must Be Left to Professionals

  • Greenhouse frame — deformation, load capacity, reinforcement, foundations and anchorage; any change means re-checking the load path.
  • Power & machinery — distribution panels and machinery: for your own safety, never open or re-energise them yourself.
  • Combustion & pressure — heaters, CO₂, pressure vessels and drives carry CO and burst risks; do not open them yourself.
  • Water systems — misting and irrigation lines, blocked pad-wall circuits, fouled tanks and pipework; these need stripping down, water-quality and pressure judgment, and a re-commissioning test.
  • Roof & work at height — washing gutters and roof surfaces, freeing tangled external shade nets; work at height carries fall risk and requires platforms and fall protection.
  • Controls & calibration — controller diagnostics, sensor calibration and systems integration need reference instruments and OEM procedures.

Three Places You Never Get to See

  • Roof surface & ridge — slack film, a lifting extrusion, the state of the ridge fixings: none of it is visible from the ground. We go up and look every visit, so you never have to climb.
  • Fixings & steelwork — a steel greenhouse carries thousands of bolts. Which to re-torque, which to schedule for replacement, which needs temporary support first: we judge, then work.
  • A record of the pre-damage state — every structure numbered, fixed photo positions set, measurements logged. If it is ever damaged, you hold a record of the condition it was in beforehand.

What One Inspection Puts in Your Hands

  1. Site inspection log — item by item against work codes, each with a verdict and a photo reference.
  2. Measurement table — anything measurable comes back as a number, not as “looks fine”.
  3. Priority of works — findings graded R1 urgent, R2 pressing, R3 scheduled, R4 improvement, with watch-only items marked plainly.
  4. Work done on the day — every minor defect cleared during the visit is itemised, and R1/R2 findings are explained in person before we leave.
  5. Year-on-year comparison (from the second visit) — the difference from last time, on one page.

The report states the current condition and what to do next; it does not litigate the past. The first report becomes the greenhouse’s first record of drawings and numbers — column plumb, remaining galvanizing, gutter fall — each located, photographed and written down.

What the Numbers Tell You

  • Hot-dip galvanizing thickness — how much protection is left and how many years the steel has
  • Tube diameter and wall thickness — the basis for future reinforcement, replacement or added equipment
  • Weld sizes, joint gaps and hole distortion — whether nodes are loosening or shifting
  • Column plumb, span and gutter fall — how far it has moved since last year
  • Covering thickness and ageing grade — which year re-covering belongs in
  • Emitter flow, head of line vs. far end — whether the far end is being starved
  • Temperature rise at panel terminals — fire risk on the electrical side
  • Sensor comparison — whether the climate system is deciding on good data

Every reading records where and when it was taken; the same positions are reused each year so the figures stay comparable.

Two Tiers of Cost, Priced and Settled Separately

  • Tier 1 · fixed annual fee — periodic inspection, on-site measurement, the written report, the wind-resistance condition opinion, and any minor defect clearable during the visit.
  • Tier 2 · repair works — anything touching the fixing system, re-tensioning the covering or replacing components: quoted first, carried out once you agree.

Minor defects finished on the day carry no extra charge. Any repair touching the fixing system is quoted first, without exception.

Four Plans

  • One-off annual health check | pre-damage baseline — 1 visit / year, from NT$6,800. Around 35 key checks and a four-page record; credited in full if you upgrade to an annual contract next year.
  • Essential care contract — 2 visits (before and after typhoon season), from NT$30,000 / year.
  • Standard care contract — 4 visits (pre-, mid-, post-season and spring), from NT$60,000 / year.
  • Comprehensive care contract — 6 visits (every two months), from NT$89,000 / year.

Every plan includes structural and covering inspection, roof/ridge/gutter inspection, covering thickness measurement and ageing grade, a written report with priority of works after each visit, an annual wind-resistance condition opinion, and proactive contact after a typhoon warning (annual contracts). When Formal Certification Is Needed

Where a building permit application, subsidy settlement, loan submission or insurance claim requires formal third-party certification, we coordinate it for you. This is an add-on service, quoted according to the scale of the case.

How We Work Through Typhoon Season

  • Pre-season inspection and reinforcement (May–June) — re-torquing fixings, checking extrusions and spring wire, securing doors and vents, clearing loose objects nearby.
  • We contact you once a warning is issued — working from your last inspection record, we say which parts to watch first.
  • Post-storm repair scheduling — you enter the queue at your contracted priority, with the date confirmed in writing.

Where We Are on the Road Every Month

Our base is in Qishan District, Kaohsiung. We run inspection rounds into Kaohsiung, Pingtung, Tainan and Chiayi every month, so scheduling is dense and arrival times are predictable. Other areas are taken on too, with the fee assessed against the site location; three or more growers inspected together in one area makes both scheduling and pricing easier.
